What AI Tenant Screening Actually Checks (and What It Doesn't)

"AI tenant screening" covers a range of actual capability, from genuinely useful to mostly marketing. Worth knowing what it can meaningfully check, and what still needs a human decision.

What it's good at: consistency and speed on structured checks. Verifying income documentation, cross-referencing rental history, and flagging inconsistencies across an application happen faster and more consistently than manual review — and consistently, applied the same way to every applicant, which also reduces the risk of unintentional bias in who gets a first look.

What it's good at: surfacing the right questions, not just a yes/no. A close decision between two similarly qualified applicants, or an unusual circumstance a scoring model wasn't built to weigh well, is still better made by a person with the full context — automated screening should narrow and organize the decision, not fully replace it.

What to actually ask about any screening tool, as a landlord: what specifically it checks, what it flags versus what it rejects outright, and whether it complies with fair housing requirements in how it's applied — a vague "our AI screens tenants" answer isn't enough to trust it with your vacancy.

The honest framing: good AI screening handles the repetitive, verifiable parts fast and consistently, and hands you a clear, organized picture for the parts that genuinely need judgment — it doesn't remove your judgment, it gets you to it faster.
