UC Irvine sits inside Irvine, one of the most deliberately planned cities in California — which makes its off-campus housing market unusually organized by design, but also, like the rest of Irvine, largely built around driving.

University Town Center, immediately adjacent to campus, is the most walkable option and correspondingly the most competitive — it's specifically built to serve the university population.

Turtle Rock, just south, is quieter and more residential, still a reasonable commute without University Town Center's density.
