Welcome to RentNova.ai. These Terms of Use ("Terms") govern your access to and use of the RentNova.ai platform, website, dashboards, Public APIs, and related services (collectively, the "Services") operated by RentNova.ai, Inc. ("RentNova.ai," "Company," "we," or "us").

By accessing or using the Services, you agree to be bound by these Terms.

If you do not agree, you may not use the Services.

Equal Housing Opportunity

RentNova.ai is pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the nation. We support an affirmative advertising and marketing program in which there are no barriers to obtaining housing because of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected under applicable federal, state, or local fair housing laws. Landlords and operators using the Services agree to comply with all applicable fair housing and anti-discrimination laws, and listings or conduct that violate these laws are prohibited and may be removed.

1. Overview of the Services

RentNova.ai is an AI-powered housing marketplace that:

  • Connects tenants with landlords and housing operators
  • Provides intelligent search and matching tools
  • Supports inquiry routing and tour scheduling
  • Offers landlord dashboards and automation tools
  • Operates Public APIs for structured listing discovery
  • Enables AI Exposure for listing discoverability

RentNova.ai does not own, lease, or control listed properties unless explicitly stated.

1.1 We Are a Marketing & Matchmaking Platform Only

RentNova.ai operates solely as a technology and advertising platform that connects prospective tenants with independent, third-party landlords and property operators — a matchmaking and marketing service, comparable to a classified listings site. RentNova.ai is not a real estate broker, agent, property manager, landlord, insurer, or housing provider, and does not:

  • Own, manage, inspect, or take possession of any property
  • Negotiate, draft, or execute leases on behalf of any party
  • Screen, qualify, or approve tenants or landlords
  • Guarantee that any inquiry, tour, or introduction will result in a lease
  • Verify the truth of any statement made by a landlord, operator, or tenant

Any lease, rental agreement, application, payment, or other transaction is solely between the tenant and the landlord or operator. RentNova.ai is not a party to, and assumes no responsibility or liability for, any such agreement or transaction.

2. Eligibility

You must be at least 18 years old to use the Services.
By using RentNova.ai, you represent that you have legal capacity to enter into this agreement.

3. Accounts

To access certain features, you must create an account.

You agree to:

  • Provide accurate information
  • Maintain account security
  • Notify us of unauthorized access

You are responsible for activity under your account.

4. Tenant Terms

As a tenant user, you understand that:

  • RentNova.ai provides listings submitted by landlords or operators
  • RentNova.ai does not guarantee availability or pricing accuracy
  • Lease agreements are between you and the landlord
  • RentNova.ai is not a party to rental contracts

You are responsible for verifying property details before entering into agreements.

5. Landlord & Operator Terms

If you list properties on RentNova.ai, you represent that:

  • You have legal authority to list the property
  • Listing information is accurate and lawful
  • You comply with applicable housing and anti-discrimination laws
  • You have rights to publish all media uploaded

You are solely responsible for lease agreements and tenant screening.

6. AI Exposure & Public APIs

6.1 Default AI Exposure

RentNova.ai is designed as an AI-native platform. Listing data designated as eligible for public discovery may be accessible via RentNova.ai's Public APIs to approved third-party systems and automated agents.

6.2 Scope

AI Exposure applies only to structured listing data and does not include:

  • Tenant personal data
  • Private communications
  • Billing information
  • Internal notes

6.3 External Agent Interaction

Approved third-party systems may:

  • Retrieve listing data
  • Query availability
  • Initiate inquiry workflows

All interactions are logged and controlled.

6.4 Opt-Out

Landlords may request limitation or disablement of AI Exposure, subject to operational constraints.

7. Public API Use

If you access RentNova.ai through Public APIs:
You agree to:

  • Use APIs only as documented
  • Respect rate limits
  • Not scrape or bypass access controls
  • Not attempt to reverse engineer the Services
  • Not use data for unlawful or discriminatory purposes

RentNova.ai may suspend API access at any time for misuse.

8. Prohibited Conduct

You agree not to:

  • Use the Services for unlawful purposes
  • Post fraudulent listings
  • Harass or discriminate against users
  • Upload malicious code
  • Attempt unauthorized access
  • Circumvent platform protections

Violation may result in account suspension or termination.

9. Fees and Payments

If applicable, subscription fees, commissions, or service fees will be described in separate pricing terms or agreements.

All payments are non-refundable unless otherwise stated.

10. Intellectual Property

All RentNova.ai software, algorithms, AI systems, branding, and content are owned by RentNova.ai or its licensors.

You may not:

  • Copy
  • Modify
  • Distribute
  • Create derivative works

without written permission.

Listing content remains owned by the party who submitted it, subject to license rights granted to RentNova.ai.

11. License to RentNova.ai

By submitting content (including listings), you grant RentNova.ai a worldwide, non-exclusive, royalty-free license to:

  • Host
  • Store
  • Process
  • Display
  • Distribute via Public APIs (subject to AI Exposure design)
  • Use for platform operation and promotion

12. Privacy

Your use of the Services is governed by the RentNova.ai Privacy Policy and Data Processing Addendum (where applicable).

13. Disclaimers

The Services are provided "AS IS" and "AS AVAILABLE," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.

As a marketing and matchmaking platform, RentNova.ai does not guarantee:

  • Property condition, safety, or habitability
  • The accuracy of any listing, price, availability, photo, or description submitted by a landlord or operator
  • Lease enforceability or the terms of any lease
  • Tenant or landlord suitability, identity, or trustworthiness
  • That any inquiry, introduction, or tour will result in a lease or any particular outcome
  • Continuous, uninterrupted, or error-free availability of the platform

RentNova.ai is not responsible or liable for the conduct of any user, landlord, or operator, on or off the platform, or for disputes between tenants and landlords, including disputes over deposits, lease terms, property condition, or habitability. Any such dispute is solely between the parties to that transaction.

14. Limitation of Liability

To the maximum extent permitted by law:
RentNova.ai shall not be liable for:

  • Indirect, incidental, special, consequential, or punitive damages
  • Lost profits or lost opportunities
  • Data loss
  • Disputes between users, including tenants, landlords, and operators
  • Property damage, personal injury, or loss arising from a property tour, inspection, or in-person meeting arranged through the Services
  • The acts, omissions, or representations of any landlord, operator, tenant, or other third party

Total liability shall not exceed the greater of (a) the amount you paid to RentNova.ai in the preceding 12 months, or (b) $100.

15. Indemnification

You agree to indemnify RentNova.ai against claims arising from:

  • Your listings
  • Your use of the Services
  • Your violation of laws
  • Your breach of these Terms

16. Suspension and Termination

RentNova.ai may suspend or terminate access if:

  • You violate these Terms
  • You misuse the APIs
  • Required by law
  • Necessary to protect platform integrity

You may terminate your account at any time.

17. Arbitration & Dispute Resolution

Any disputes shall be resolved by binding arbitration in the State of California, unless otherwise required by law.

You waive the right to participate in class actions.

18. Modifications

RentNova.ai may update these Terms at any time. Continued use after updates constitutes acceptance.

19. Governing Law

These Terms are governed by the laws of the State of California, without regard to conflict of law principles.

20. SMS, WhatsApp & Communications Consent

By providing your phone number and using the Services, you consent to receive communications from RentNova.ai related to your inquiries, tours, listings, and account — including via SMS text message, WhatsApp, and email.

  • Message and data rates may apply.
  • Message frequency varies based on your activity (e.g., inquiries, tour scheduling, landlord replies).
  • Consent to receive SMS/WhatsApp messages is not a condition of using the Services where an alternative contact method is available.
  • Reply STOP to any text message to opt out at any time, or HELP for assistance.

Opting out of SMS/WhatsApp messages may limit RentNova.ai's ability to relay time-sensitive landlord responses or tour confirmations to you.
